Not every roof problem needs a new roof. A few missing shingles or a leaky vent boot is a repair. But some problems mean the whole roof is near the end, and patching it just delays the bill.
Here are seven signs it's time to replace.
1. Your Roof Is 20 Years Old or More
Most asphalt shingle roofs last about 20 to 25 years. Colorado's strong sun, hail, and freeze-thaw cycles can shorten that. If your roof is at or past 20, repairs start adding up fast.
Some insurers also treat older roofs differently, with lower payouts or stricter renewals. Check your policy.
2. Granules Are Washing Off
The grit on shingles protects them from the sun. When you see lots of it in gutters or at downspout outlets, or bare patches on the roof, the shingles are wearing out.
3. Shingles Are Curling, Cupping, or Cracking
Edges that turn up, middles that sink, or cracks across many shingles are signs of age and heat damage. Curled shingles also catch wind and blow off more easily.
4. Shingles Keep Blowing Off
Losing one or two in a big windstorm is a repair. Losing shingles after every storm means the seals have failed across the roof.
5. Leaks in More Than One Spot
One leak around a chimney or vent is usually a flashing repair. Leaks in several places, or leaks that come back after being fixed, point to a roof that's failing overall.
6. The Roof Deck Is Sagging
A roofline that dips, or soft spots you can see from the ground, can mean the wood decking underneath is wet or rotted. That needs attention right away.
7. Widespread Hail Damage
If a storm bruised or cracked shingles across most of the roof, repairs won't fix it. New shingles also won't match the color and wear of the old ones, so large patches look obvious.
When a Repair Makes More Sense
A repair is usually the right call when:
- The roof is less than about 15 years old
- Damage is limited to one area
- A few shingles are missing after a storm
- The leak comes from flashing, a vent boot, or a pipe seal
