A typical asphalt shingle roof lasts about 20 to 25 years. In Colorado, many don't make it that long. Our weather is harder on roofs than most of the country's, and hail can end a roof's life in a single afternoon.

These ranges assume good installation and normal weather. Hail, poor ventilation, or skipped maintenance can cut them short.
Why Colorado Is Hard on Roofs
- Strong sun. At our altitude, UV rays are stronger. Over time, they dry out shingles and break down the asphalt that holds granules in place.
- Hail. The Front Range gets some of the most hail in the country. Even small hail knocks granules loose and speeds up aging.
- Freeze-thaw cycles. A warm afternoon and a freezing night can happen in the same day, many times a year. Water that gets into cracks freezes, expands, and makes them bigger.
- Wind. Strong downslope winds can lift shingle edges and break their seals.
- Big temperature swings. Roofing materials expand and contract with heat and cold, which wears on seals and flashing.
How to Get More Years From Your Roof
- Get inspected after every major hail storm, even if you see no damage.
- Keep gutters clean so water drains off the roof and doesn't back up under the edges.
- Make sure your attic is well ventilated. Trapped heat bakes shingles from below and can cause ice dams in winter.
- Fix small problems early. A loose flashing or cracked vent boot is cheap to fix and expensive to ignore.
- Choose impact-resistant shingles when you replace. Class 4 shingles hold up better to Colorado hail.
